Properties in escrow were down 36% at the end of the 3rd quarter from the end of the second quarter Unsold properties on the market are 5% more than they were at the end of the second quarter so call it about even and that is why prices are for all intents and purposes are level with the second quarter at this time. If that number climbs there will be pressure downward on pricing.
In conclusion, properties are no longer receiving large amounts of multiple offers at this time, but sellers are still able to sell as long as their properties are properly priced at market value.
